The software that facilities and maintenance teams run buildings with, what data it needs from BIM, and why handover data so often fails to load into it.
CAFM (computer-aided facility management) and CMMS (computerised maintenance management system) are the systems operations teams use to run buildings: asset registers, work orders, planned maintenance, helpdesk, space and compliance. They are where BIM handover data ends up. If the data doesn't fit their structure, it is re-keyed by hand, or not at all.
A local authority hands over a leisure centre with a COBie file that passes a schema check. Importing it into the CMMS fails: the CMMS needs each asset to have one of its 140 asset classes and a parent system. The project team adds a mapping table (Uniclass product code to CMMS class) and a System sheet. On the next project, the mapping is in the AIR from day one and the test import happens at RIBA Stage 4.
